A RESET Air accredited monitoring solution has been installed at the newly acquired HQ of Gerald Eve in Fitzrovia, London. The project involved the monitoring of all internal spaces within the 26,000 sq ft office building including open plan offices, library, client lounge and various meeting rooms.

One Fitzroy is a high-quality office building that is rated BREEAM Excellent and achieves a Fitwel rating of 2 stars. As part of the building certification process, ebm‑papst neo were commissioned to assist Gerald Eve in meeting their environmental air quality targets by implementing RESET Air certification.

The RESET Air Standard is a continuous monitoring and communication standard for Indoor Air Quality (IAQ). The solution is designed to prioritise on-going results and long-term occupant health with a focus on the operational phase of the built environment. RESET data can be accessed by the building occupants or building management company in real time.

ebm‑papst neo, the digital solutions division, provided a complete turnkey solution taking the project from initial enquiry through to certification. This involved acting as the accredited RESET Air consultant, developing a bespoke cloud-based dashboard, supplying and commissioning nine indoor air quality sensors. The sensors record ambient data such as CO2, TVOC, temperature, humidity and PM2.5 all of which are required for RESET Air certification.

Tony Wright, Divisional Director at ebm‑papst neo, says: “The implementation of RESET Air certification is one of the simplest and most cost-effective ways of improving IAQ in the built environment. Sensor data can be viewed by building occupants or building management companies in real time on any computer or mobile device. If there is poor IAQ, a notification is raised, and action can be taken. Certification also allows for points when implementing building certification such as Fitwel and BREEAM”

Tom Marshall, Partner (Planning and Development) at Gerald Eve, says: “We initially decided to implement the RESET Air certification to help us meet our air quality targets as defined in the Fitwel and BREEAM Excellence certification process. Not only does it fully meet our obligation, but it also provides other significant benefits including employee confidence that the air they breathe in our office is of good quality, which is invaluable in this post pandemic climate.”

The neo team took the project from order placement to the certification audit within six weeks, meeting the Gerald Eve deadline to move into their newly fitted office.
